Martinez GA Real Estate

Martinez, Georgia is an established part of Columbia County and experienced substantial growth in the 1980’s and 1990’s. Some development has also taken place since 2000 but there was less undeveloped land available and a higher population density by that time. This is generally the most established area of Columbia County.

Homes in Martinez GA

Residential real estate in Martinez has also been active, but not as much as in the Evans area. Geographically, Martinez extends east to the Richmond County Line, and is bordered on the north and west to Evans. Some of the larger and best known neighborhoods in Martinez include West Lake, Rhodes Hill, Watervale and Hampstead.

Many older homes in Martinez are "traditional" style and constructed of brick veneer. Many of the older and smaller homes are the single story "ranch style" with wood kitchen cabinets and flooring of carpet, vinyl and tile. Homes built in the 1960’s often have hardwood floors that have been refinished or are hidden beneath carpet.

In more recent years, more progressive architectural styles are found but in less frequency than in Evans. These newer home styles include upgraded wood cabinets, stainless appliances, and extensive use of tile and hardwood flooring. One place most representative of this construction style is in The Cottages of West Lake. This is a large gated community established in the late 1970’s; however, substantial new construction has taken place since 2000.

Attractive homes can be purchased in Martinez below $200,000 while the broadest selection falls in the $200,000 to $400,000 range, as found in Evans. Some very large luxury homes well above $500,000 are also found in the West Lake Estate section. Martinez real estate prices are generally higher in comparison to Evans, Grovetown, Harlem and Appling. This is often attributed to the close proximity of Martinez homes to the downtown Augusta business and medical areas. In addition, Martinez public and private schools often attract buyers with school age children.
