Columbia County GA Real Estate

While the Augusta area is generally older and more established, much real estate development has taken place west of Augusta in Columbia County over the last 15 years. The Columbia County area includes such popular towns as Martinez, Evans, Grovetown, Appling and Harlem, GA. Martinez is located beside Augusta-Richmond County while Evans is just west of Martinez.

Homes in Columbia County GA

Homes in Columbia County are generally priced higher than in Richmond County with entry level 3 bedroom homes in the low $100,000 range. Prices below that mark can sometimes be found in out lying areas of the county and are often mobile homes.

While there is usually a good selection of new construction, buyers often find great value when buying an existing home. Quality of housing availability is also enhanced due to the high number of corporate and military transfers that take place.

The Columbia County real estate market has been quite stable in recent years with moderate price increases over time. The market never over heated like many areas around the country that have now experienced severe price declines. Housing is affordable and readily available in all price ranges. Many smaller homes in Columbia County include basic 3 bedroom and 2 baths in both ranch and two story style and often feature garages. Lots for these homes tend to be small and around ¼ acre. Larger homes may be 4, 5 or even 6 bedrooms and are usually found on lots of 1/3 to 1 acre. Estate homes on acreage are also found farther out in the more rural areas and may have 2.5 to 5 acres included and can accommodate horses.

Brick construction is very common due to the production locally by Boral Brick Company and a preference by local builders. In more recent years, there has been a wider acceptance of newer building materials such as HardiePlank™ Lap Siding and various stacked stone products. Some of the more recent developments place a greater emphasis on keeping trees, green spaces, walking trails and adding upscale amenities such as pools and club houses.

Lakefront Homes in Columbia County

Clarks Hill Lake is a short drive from most parts of Columbia County and offers some of the best water based activities including great fishing in the southeastern states. In recent years, Columbia County facilities have become a site for national, regional and local bass tournaments with single purses up to $100,000. It has been featured on ESPN and other television networks. Main target species for anglers include Largemouth bass, crappie, bream, catfish and landlocked striped bass that can exceed 50 pounds. This recent tournament attention adds to the golf attraction the area has always enjoyed.

Around Columbia County

The City of Grovetown is south of Interstate 20 and is adjacent to the Fort Gordon military base. The annual "Oliver Hardy Festival" always takes place on the first Saturday of October. Appling is a rural area on the west side of the Columbia County and extends toward Clarks Hill Lake.
