While Animal Planet's Whale Wars take place in the icy Antarctic waters, the builder wars are just getting heated up in Grovetown and the Augusta area overall!

Since the arrival of Crown Communities a.k.a. Pillon Communities about 18 months ago in Augusta our real estate market has seen dramatic changes. While Crown captured a lion's share of the new construction business, it didn't go unnoticed. Have you shopped for a new construction home lately?  Have you started noticing how close the houses are together?  How small the yards are?  How many homes back right to another house? It's been about a year since Crown Builders, aka Crown Communities and Pillon Communities, arrived in full force in the Greater Augusta, Georgia new home market.  It's been a great ride for them so far based on sales volume and some local builders are working hard to adapt and become competitive with this product that was somewhat "new" to our marketplace.

I'm sure you may be wondering what happened to our distressed seller at Wade Plantation in Martinez GA.   
 
After putting out the blog and entering this home in the MLS, the interest was incredible.  Buyers and agents came out of the woodwork  - many new inquiries and some buyers that we had not heard from in many months.   After sending out about 300 e-mails as well as bulletins in the MLS and other marketing methods, we ended up with three solid written offers at the end of the first day on the market  and 2 verbal offers. Many more buyers who had not acted quickly were remorseful that they had not jumped on this opportunity to have instant equity in a great neighborhood.

Those who are familiar with the current new construction sales activity wouldn't believe it, but I Friday night at 7:30 PM these are just some of the cars outside the Crown site office in Willhaven community.  On Friday night most realtors and builders are doing other things but this is an exception. For those of you who follow new home construction in the Augusta Georgia area, it's about to get very interesting. Although local builders have been hanging on through the somewhat slow times, a few new builders to our market have had an incredible impact.

 

Battle lines are being drawn as the new homes are being built at a much lower cost and are loaded with upgrades previously out of reach to average consumers. Over the last few years a couple of Atlanta based builders such as Trillium as well as R&B Construction recognized Augusta as a great opportunity and started building.
