After a temporary, six-month moratorium on high-density housing in 2015, Columbia County leaders have unanimously approved the creation of a new residential zoning district for compact neighborhoods. However, Columbia County continues to take a hard stance against townhomes and compact neighborhoods and is instead shifting more towards high-end housing. Columbia County has granted preliminary approval for three upscale developments consisting of at least 130 single-family lots.

One approved (possibly gated) community was approved for 59 single-family lots spreading over 55 acres off Furys Ferry and Hardy McManus Road. The county's planning services director, Andrew Strickland, stated that if the developer purchases additional land near Riverside Park,

According to the Columbia County Planning Commission, there are plans underway to begin construction on some new subdivisions throughout Columbia County. There is a final plat for section one of Tanner Oaks, located off William Smith Boulevard. Section One of Tanner Oaks is approved to have 21 lots within stretched within 8.15 acres. CSRA Blue Sky, LLC is seeking a preliminary plat approval for the development of Clarinbridge, Phase 1 subdivision, located off Canterbury Farms Boulevard, the the Canterbury Farms development. Staff recommended an approval for the preliminary plat. The preliminary plat for Phase One of Clarinbridge will consist of 41 lots stretched among 14.37 acres. With all the new construction throughout Columbia County, in the city of Grovetown in particular, schools have become over crowded. We are definitely due for some new rezoning so that the classroom sizes would be more even throughout the county. There will be a new elementary school built off of William Few Parkway that is scheduled to open for the 2016-2017 school year. This will greatly help to lower the number of students in each classroom. Smaller classroom sizes means a better education for your children!

Canterbury Farms consists of several phases, based on lot size and builder

Builders include: Faircloth, Winchester Builders and Ivey Residential who has lots in Brantley Cove, Lancaster and Ellingon at Canterbury Farms.

Southwind village, one of Columbia County's newest neighborhood developments, is underway off of Hereford farm road, in Evans, Georgia. The neighborhood will have about 96 lots.

One of the builders in Southwind Village will be Wilson Parker Homes. They will have homes in the low $200,000 range up to mid $350,000. Square footage ranges from around 2,200 all the way up to 6,000 plus square feet.

There are a multitude of different floorplans you can choose from! Most floorplans have different “elevations” or packages that you can choose from. Plant Vogtle is located just outside Waynesboro, Georgia in Burke County and is also a short drive to Hephzibah, Georgia in Richmond County. It is one of Georgia Powers two nuclear facilities in the Southern Company system that currently has two nuclear reactors in operation. These two nuclear reactor units began operation in the late 1980s and supply power to Southeast states.

Just last week (Nov. 21, 2013) concrete was poured for the new nuclear reactor unit number four also under construction along with unit three. When completed plant Vogtle will be the only US built nuclear reactor constructed in the last 30 years and be the only four unit nuclear facility in the entire United States.  The cost of units three and four is expected to exceed $4

Starbucks Plant in Augusta GA

 

Starbucks Coffee Co. manufacturing plant, the first tenant in the Augusta Corporate Park on Mike Padgett Highway remains on schedule for an early 2014 completion date.

Construction of the $172 million, 180,000-square-foot facility offers job opportunity for  more than 140 workers. An estimated 75% of the jobs include maintenance and engineering technicians, roasting operators, soluble process operators and packaging operators, 25% will be management and administrative staff.  The Aygusta plant will process green coffee beans and plans to produce a Starbucks product called VIA Ready Brew.

Recently Construction business owner, Hugo Diaz and his wife Blanca we arrested on various charges including money laundering conspiracy and harboring illegal immigrants.  His company is named De La Fuente Construction.

The building community has claimed Hugo Diaz, "has been undercutting everyone in the market by 30 percent or more.” 

There is much controversy about this issue and enough pointing fingers to go around.  Questions have been raised about local government officials as well as local businessmen using his company . 

At the end of the day, do the “below market” prices of labor translate to lower costs to consumers buying homes?
